Let Only - 1 month's rent + VAT
Let and Collect - 10% + VAT (collected monthly)
Fully Managed - 14% + VAT (collected monthly)

Deposit lodged and protected - £40.00 + VAT
Set up / Tenancy Agreement - £200.00 + VAT
Tenant References - £25.00 + VAT per tenant
Property inspections - £30.00 + VAT (Fully Managed 1st one included)
Tenancy renewal - £75.00 + VAT if terms unchanged
Utilities updated at start and end of tenancy - £12.00 + VAT per company (included in Fully Managed Special Service)
As of 1st June 2019 and in accordance with Tenant Fees Act 2019 there are no compulsory fees payable by Tenants when signing up to an Assured Shorthold Tenancy.

We may charge a tenant any or all of the following when required:
Tenants signing up to a Non Housing Act Contractual Tenancy will be subject to a £350 plus VAT set-up/tenancy arrangement fee.
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
Per Adults Set Up - £150.00 + VAT
Additional Adult Applicant - £150.00 + VAT
Guarantor - £150.00 + VAT
Company Tenant - £350.00+VAT
Security deposit - 1.5 x monthly rent (Refundable at end of tenancy if check‐out satisfactory)
Tenancy renewal- £75.00 + VAT if terms unchanged
Inventory on check out - sliding scale from £90 + VAT

Comprehensive tenant and guarantor referencing (separate fee payable)
