This stunning period property boasts a prime location overlooking the green at Godstone. It’s idyllic outlook gives it a feeling of space, yet there is still a good degree of privacy from the evergreen hedge. The driveway has parking for 4 or 5 cars as well as a double garage.
Once inside, the large hallway greets you with the staircase rising up and there is plenty of space for removing coats and shoes. The dining room is off to the left and is the perfect room to host fabulous dinner parties and family get togethers where your guests can enjoy the views towards the green from the bay window. Through to the sitting room, this is a cosy, yet spacious room which has the benefit of an open fireplace so you can snuggle up with a good book.
The bright kitchen, with a large window overlooking the green to the front lets the light flood in. There is space for a breakfast table and chairs for those less formal occasions. There is also a lean to utility room which the owners have got planning permission to replace with a single storey extension should you wish to. Behind the kitchen is the comfy snug, which would be the ideal family room or playroom as it leads directly onto the rear garden.
On the first floor you will find the impressive master suite, with its views over the green as well as a walk in wardrobe and ensuite it covers the entire depth of the house. There are 2 more double bedrooms and a family bathroom on this floor. The second floor has a stunning guest bedroom with enough space for a sofa as well. There is also another bedroom and shower room on this floor along with plenty of easily accessible eaves storage.
Outside is a wonderfully mature garden with a host of trees and shrubs. The lawn leads to the swimming pool which is safely enclosed with a gate to stop little ones getting to it without supervision. Last but not least is the annexe. This would be a great granny flat or potential home office, it includes a kitchenette, wet room, lounge and bedroom
"When we moved to Ivy Mill Lane, our children were just starting school. As we leave, they are off to university. In the time between, the house has been all about their childhood. We have many happy memories. The first thing we did was renovate the pool and garden, creating the terrace and railings to keep it safe and sunny, as the kids learned to swim and played endlessly during the summer. We renovated the coach house so that we could build our business and work from home, but now it acts as a den for teenagers! The countryside is on our doorstep but with London, its airports and the south coast all reachable within an hour.
What we will miss most is the Green. I never bored of the views from the kitchen as we sat around the table, or from the bedrooms, every morning, watching the seasons change."
