Set on the outskirts of South Nutfield, this beautiful home is the perfect place for those looking for location, land and room for guests!
Leaving your wellies and winter coats in the porch, you go through the beautiful stain glass front door into the spacious entrance hall. This is currently used by the owners as a dining room with a large table and chairs and the serving hatch from the kitchen opens and allows you to keep the conversation going with guests whilst you’re busy prepping something delicious. The kitchen has a very country feel to it and leads onto a corridor to the garden which incorporates a pantry and more storage space, giving you extra room in the kitchen cupboards for your pots and pans. Beyond is a utility room with downstairs WC and washing machine.
The generous living room is warm, inviting and the perfect place to relax. Wooden beams run across the ceiling and the large brick fireplace with wood burner is ideal for curling up in front of with a good book in the winter months. Upstairs the open landing would be a great place to set up a little home office, the three double bedrooms are bright and all include some storage space. The family bathroom has a tile finish, making keeping on top of cleaning nice and easy.
Through the downstairs hallway you can gain access to the granny annex, or if your guests would prefer some privacy, it also has their own private entrance at the side. The finish to this annex is modern but still incorporates the country cottage vibe, with an open plan kitchen/dining room and separate living room leading you through to the conservatory and garden. Upstairs are two bedrooms, the master has built in storage and also gives you access to the loft. The bathroom is modern with a bath and over head shower.
Along with its own private and peaceful garden, across the road is approx. 2.5 acres of land including parking and stables! This plot of land is great for growing fresh fruit & veg or keeping livestock.
"We've spent 22 happy years here in this lovely friendly village. When we first saw the property we fell in love with the house, but didn't think we really wanted the land. However we've so much enjoyed having it, especially the extra space to grow vegetables, keep chickens, store a caravan and have bonfires and barbecues. And we've easily found 'horsey' tenants to provide us with some extra income. We've used the annex for an elderly parent, and at other times for friends and occasional short-term tenants, but the house is flexible and could work well as one family unit. We know how very popular and well-thought of the school is here. We love our quirky house, and sunny sheltered garden, and only increasing age is now pressing us to downsize. We'll miss it, especially the delightful views, both front and back, of trees, fields, sheep on the hill and even the occasional bi-plane or steam train!"
